PRIMERO RENTALS TERMS AND CONDITIONS
1. General:
Primero Rentals provides apartment and villa bookings in Barcelona,
Madrid, Southern Spain, The Balearic Islands, and
other cities and regions of Spain for a minimum of three days or up
to a one-year rental. We have listed below the terms and conditions
that apply to any transaction by and between Primero Rentals and you.
Additional terms may apply with respect to the rental of certain properties.
2. Reservations, Confirmation,
Fees, and Payment:
You may make a reservation by telephone, e-mail, or fax. We will confirm your
reservation by e-mail and send or email you a copy of these terms and conditions,
which you must sign and return to Primero Rentals within seven days of receipt,
together with your applicable deposit. A deposit of approximately 60% of the applicable
apartment rental and a $100 international booking and handling fee is required.
If we do not receive a signed copy of these terms and conditions with your deposit
and the booking and handling fee in 7 days, Primero Rentals shall cancel your
reservation without penalty or obligation.
After Primero Rentals receives
your initial deposit, the remaining balance of your rental fee must
be sent to Primero Rentals at least 60 days prior to your occupancy
date. Please keep in mind that if your occupancy date is within 60 days
or less than the effective date of your reservation, then you must send
to Primero Rentals a 100% deposit and the handling fee. An adjustment
fee of $25 shall be assessed for any modifications to an existing, confirmed
reservation.
A personal check, certified check, money order, or wire transfer may be used
to pay all deposits and the handling fee. Credit cards are not accepted. All payments
are in U.S. dollars and are subject to change in the event of currency fluctuation,
taxes, and the like.
3. Cancellation:
If a reservation is cancelled, Primero Rental needs to be notified immediately.
If the cancellation occurs after the initial deposit is made but before
the final deposit balance is due, the initial deposit and handling fee
are forfeited. If the cancellation occurs after the entire deposit is
paid, you will lose the entire payment. Therefore, we strongly urge
you to purchase trip cancellation insurance and have someone we could
recommend.
4. Security Deposit:
Each property has it’s own requirements with respect to security deposits.
If a security deposit is requested, it must accompany the final deposit payment.
It will be kept in our Cohasset office and returned to you within approximately
45 days provided that there were no unpaid charges (eg.cleaning fees, telephone
bills) or damage to the apartment.
5. Cleaning fees:
Most properties include cleaning fees in their prices but there are some who require
a cleaning fee before occupancy. Those fees will be listed under each apartment
and will be collected by Primero Rentals as part of the initial deposit.
6. Complaints:
The property manager will use every effort to ensure speedy repairs in the apartment
if necessary. Primero Rentals will use all reasonable effort to ensure that your
stay at the apartment is enjoyable and one that you will want to repeat. You should
report all such problems to your apartment manager, who will promptly use all
reasonable effort to resolve them. You understand that Primero Rentals is not
responsible for any damages, losses, costs, or expenses that may be suffered by
you, even if advised of the possibility of such damages. Secondly, we cannot be
liable or accept any responsibility for any dissatisfaction that you may have
with the apartment.
7. Extra Amenities:
Bed linen, dish towels, bath and hand towels are ordinarily supplied
in each apartment. Heat, electricity, water, and gas are also usually
included in the rental price. Extras may be telephone, cleaning, replacement
keys, extra linen, cots, baby apparatus, etc.
8. Occupancy:
The number of people staying at the property during your rental cannot exceed
the maximum number allowed as said forth in your reservation confirmation. The
party leader is solely responsible for all obligations arising out of the rental
of the apartment.
Customer Acknowledgement and Acceptance:
I have read, understand, accept, and agree to be bound by the terms and conditions
contained herein.
